The Margalla Enclave payment plan lets successful applicants pay the full price at once, or spread it over one, two or three years after a 15% down payment.

These terms come from the official Margalla Enclave site run by CDA and DHA Islamabad. The site sets out deadlines, penalties and refund rules. It does not publish plot prices.

The deadlines are strict. A missed down payment cancels a booking automatically. Read the rules below before you apply or buy a file mid-plan.

  • Options: lump sum (100%), or a 1, 2 or 3 year plan.

  • Two missed instalments in a row: cancellation after a notice.
  • Cancellation refund: 20% of the amount paid is deducted, and the rest is paid within 120 days.
  • Special plots: corner, boulevard and park-facing plots cost 10% extra, capped at 15% for plots in more than one category.

2 year plan15%2 years

The one, two and three year plans were part of the scheme from launch, Dawn reported in January 2025. The official site does not say how often instalments fall due within each plan. Ask DHA for the exact schedule attached to your allotment.

How does payment work from ballot to allotment?

  1. Get your ballot result

Results are emailed to successful applicants, posted on the DHA Islamabad-Rawalpindi website and couriered to your postal address.

  2. Pay the down payment within 30 days

Pay 15% for an instalment plan, or 100% for lump sum. Kuickpay, pay order and bank draft are accepted. Pay orders are made out to Margalla Enclave.

  3. Receive the intimation letter

DHA issues an intimation letter once the down payment, charges and taxes are deposited.

  4. Pay instalments on time

Keep every receipt. Two consecutive missed instalments can lead to cancellation after a notice.

  5. Clear the full price for the allotment letter

The allotment letter is issued only after the full sale price and all other dues are paid.

  6. Get building approval for possession

Possession for construction is given after your building design is approved under CDA construction bye-laws.

What happens if you miss a payment?

The rules differ for the down payment and the instalments. Missing the 30-day down payment deadline cancels the booking automatically, with no notice. Missing two instalments in a row leads to cancellation after DHA issues a notice.

If a booking is cancelled, 20% of the amount you deposited is deducted. The rest is refunded within 120 days, in rupees only, by demand draft, pay order or crossed cheque in the applicant's name.

What extra charges should you budget for?

  • Special-category charge: 10% for a corner, boulevard or park-facing plot, up to 15% for plots in several categories.
  • Government taxes: these apply on top of the price and may be revised.
  • Processing fee: charged on application and not refunded.
  • Transfer charges: if you buy a file from another person, ask DHA for the current transfer fee before you agree a price.

What should you check when buying a file that is still on instalments?

Many Margalla Enclave files change hands before they are fully paid. In that case you take on the remaining instalments. Check these points first.

  • Every instalment due so far has been paid, with receipts matching DHA's own statement.
  • No cancellation notice has been issued on the file.
  • The exact amount and dates of the remaining instalments.
  • Whether a special-category charge applies and has been paid.
  • The intimation letter is genuine and in the seller's name.

Which plan suits you?

A longer plan lowers each payment but keeps you committed for longer. The risk of cancellation lasts as long as instalments remain.

Choose a plan you can pay even if your income drops for a few months. Overseas buyers should set up a reliable way to pay on time from abroad before they commit.
